Bid race for Cambridge new town phase 2 civils

Bidding is starting for the main civils package on phase two of the Northstowe new town in Cambridgeshire.

The £15m civils package will pave the way for 3,500 homes and three new schools on the former RAF Oakington site.

Eventually up to 10,000 homes are planned, making it the biggest new town in Britain since Milton Keynes.

The Homes and Communities Agency is running the two-stage tender process for enabling, earthworks and roads infrastructure.

Under the present timetable firms have until 14 December to submit prequals, ahead of an invitation to tender in early January for contract award in May 2017.

Phase 2 infrastructure works

  • Demolition/ remediation: including disused sewage treatment works, and treatment of contaminated ground
  • Southern Access Road West: 2.1km single carriageway access road, including associated drainage, structures, and side roads
  • Off-site link road: 1.5km single carriageway off-site link road
  • Phase 2 on-site road: 0.65km on-site road, including associated drainage and utilities
  • Phase 2 school access road: 0.6km school access road from existing Phase 1 development
  • Strategic drainage attenuation ponds: including bulk earthworks (approx. 200,000m3)
  • Utilities: laying of gas, water, foul, electricity and telecommunications
  • School plot: provision of fully serviced, level school plot for development by others

Bidding is starting as works gets underway on the the first homes in phase one, 18 years after the scheme was first conceived.

Northstowe phase one

Bloor Homes is now on site with foundations laid for the first sixteen of the total 92 properties being built on its parcel of land.

Taylor Wimpey has submitted the first of its applications while Barratt Homes, Linden Homes and Bovis are all in active pre-application discussions with planners.

Full applications will be submitted by the end of the year with a view to approval and construction starting in 2017.

Plans for the local centre square, greenways and waterpark in Phase 1 have been approved and developer Gallagher has submitted plans for the Western Park, which covers the sports pitches, open space, allotments, community orchard and foot and cycle ways on the western edge of Phase 1.
