The Leret Partnership is targeting two key brownfield sites at Bull Hill and the Swan Centre as part of the council’s wider Transform Leatherhead programme.

Its application will see 480 homes, workspace and leisure, including more than 10,000 sq m of modern Net Zero Carbon offices aimed at attracting new employers into the town.

Bull Hil site will see a residential-led development with improved public realm, while the retail and leisure offer at the Swan Centre site will be significantly improved

The scheme also promises a major reboot of the ageing Swan Centre, delivering a three-screen cinema, four new restaurant and café units totalling 1,430 sq m, and a full revamp of shopfronts to create a more modern destination retail offer.

A multi-storey car park and the potential for new community spaces, including a GP surgery, are also built into the plans.

Around £9m in developer contributions, over £12m investment directly into the Swan Centre and an extra £8m a year in local spending are forecast.

The JV expects to sustain nearly 900 construction jobs.
