Enfield Council cabinet has approved revised phasing for the £850m, 20-year overhaul of the Edmonton estate, clearing the way for construction of the first 270 affordable homes to start in early summer.

In total, the phased redevelopment of the Joyce Avenue and Snell’s Park estates will replace 795 ageing properties with modern homes, around half set to be genuinely affordable.

Plans, first approved two years ago, also include a community centre, nursery, energy centre and upgraded parks and landscaping.

The council has agreed a faster build-out plan that will bring hundreds of affordable homes forward earlier than originally planned.

Hill Group has now been formally appointed to deliver the opening phases, with preparatory works already underway.

Under the shake-up, the next phase will deliver 220 homes instead of the 148 originally earmarked, accelerating the supply of new council and affordable homes for existing residents.

Cllr Ayten Guzel said: “Achieving the promises the Council made to residents at the time of the ballot is our priority.

“This is a major step forward for those residents and for Joyce and Snell’s Park. By agreeing the contract with Hill and revising the phasing of the scheme, we are not only delivering on those promises, but speeding up the programme to bring forward more council homes, more quickly.

“Working with Hill on these first phases, we will improve the estate into a modern neighbourhood with high-quality homes and improved community spaces. Residents are already seeing progress on site, and this decision ensures the momentum continues.
