VIELLA CONSTRUCTION is a mid size London contractor specialising in residential construction. We are currently contracted to deliver an 8-house residential development in south London. We are seeking an experienced Construction Quantity Surveyor to manage delivery of this development and further projects currently under negotiation.

Permanent Position

The role is suitable for an experienced construction side quantity surveyor working with a main contractor for at least 5 years. Cost planning and the ability to provide accurate take-off quantities and detailed cost plans is essential. Ideally you will have been involved in residential / complex residential construction schemes. We demand high standards and an understanding of the importance of quality in our projects. The candidate will be required to demonstrate at least five years’ experience in cost management and quantity surveying role in residential construction projects in Central London, and an understanding of methods and processes used to resolve complex problems, manage risk and negotiate in complex environments. The role requires individuals with demonstrable leadership skills.

QUANTITY SURVEYOR - CRITICAL SKILLS

This will be a site based role to manage the day to day commercial activity on site and report back to the Construction Director and Commercial team. Managing sub-contractor applications, work valuations, procurement and scheduling - this is a delivery role.

We are seeking a hand-on QS to add to our team: We would expect the following skills bearing in mind that this is a Project QS role.

  • Valuations - Experience and track record in producing highly detailed end of month valuations for work in progress, works completed and materials on site.
  • Supply Chain Valuations - Experience and track record in analysing and auditing end of month sub-contractor and supply chain valuations for work in progress, works completed and materials on site
  • Cost Value Reconciliations (CVR) - Experience and track record in producing, updating, analysing and auditing Main Contractor CVR’s and advise construction management on movements with early warning processes.
  • Cost Planning - ability to take a RIBA Stage 3 design and produce a detailed cost plan using take-off quantities and providing adequate allowances for unknown elements or cost information that requires more detailed design.
  • Cost Modelling - ability to assist the team in developing a high level costing model for use in our appraisals of potential construction projects.
  • Bills of Quantities - Experience and track record in building accurate bills of quantities.
  • Scope of Works - Ability to produce detailed scopes of works for all elements of a building project for use in tendering and supply chain engagement.

EDUCATION, EXPERIENCE AND TRAINING

  • Construction qualification an advantage.
  • Quantity Surveyor qualification essential
  • Contracts Manager experience a benefit
  • Prior experience working with a Tier 1 or Tier 2 Contractor in London a distinct advantage
  • Full SMSTS Certification, H&S Training.

KEY RESPONSIBILITIES

Cost Management

  • Preparing scope of works and tender documents to issue to trade
  • Producing detailed costing schedules for projects from concept stage through to developed design
  • Producing full take-off quantities and bills from drawings and NBS specifications
  • Managing and maintaining up to date cost information
  • Developing costing models for residential construction
  • Developing our construction cost models at appraisal stage
  • Maintaining / Developing Cost to Value Reconciliations (CVR) with frequent reporting
  • Producing detailed and accurate Construction Sum Analysis
  • Ensuring timely cost information is produced for tendering
  • Preparing detailed tender documents
  • Skilled at developing robust scope of works documents

Design Management

  • Understanding the impact of design development on the cost model / appraisal .

Programme Management

  • Understanding the impacts of programme in costs and adapting cost modelling

Construction Management

  • Coordinating Construction information with the supply chain
  • Managing contracts and appointments with the supply chain
  • Preparing Letters of Intent
  • Negotiating contract terms with the supply chain
  • Ensuring procurement of all quality and H&S requirements from supply chain
  • Checking and preparing site reports, designs and drawings
  • Ensure DWGs are current and for construction. Updating re-issues as necessary.
  • Writing reports and keeping on top of paperwork
  • Negotiating and securing permits and licenses.

General Project Cost Control

  • Check for accuracy the fortnightly/monthly sub-contractor requests for payment
  • Ensure materials are stored securely and in accordance with manufacturers’ recommendations to minimise loss and wastage
  • Minimise company liability for Day work payments; ensure all works are agreed, cost, order numbers issued and approved prior to commencement

The Successful Applicant

  • Previous cost related residential construction experience in central London essential.
  • Main career experience to date in cost planning, cost control, BoQs, CVRs etc.
  • Proven track record of successfully delivering residential projects.
  • Strong work ethic

  • Adept in construction industry standard software tools
