The £300m conversion scheme is the brainchild of joint developers Trilogy Real Estate and Hong Kong-based Peterson.
Remodelled warehouse and Great Northern Square
The former Great Northern Railway Goods warehouse, which currently provides car parking on the upper three floors with restaurants, shops and a cinema below, will be transformed with 142 luxury flats, and lower commercial space for shops and restaurants.
The project designed by architect Simpson Haugh and Altrincham-based landscape specialists Planit-IE, includes a makeover of the city’s Great Northern Square and Deansgate Terraces.
It forms the centrepiece of a wider redevelopment plan that would see the adjacent leisure box building redeveloped in a later phase with a residential tower also being built on the wider site.
A planning application has just been submitted to the city council, with Laing O’Rourke advising on the construction management plan.
The initial work plan will be divided into two phases.
Phase 1 will see the partial redevelopment of Great Northern Square and works to 223-233 Deansgate to create 12 apartments on floors 1 and 2 above ground floor commercial units;
Phase 2 will see the focus move to the Great Northern Warehouse to create 118 apartments. This will include demolishing concrete spiral car park ramps and the link building to the Leisure Box.

Existing concrete floors in the central section of the warehouse will be cut away to create a full height central atrium cover with a glass roof.

Dean Street will be created as a shopping parade with construction of the remaining areas of Deansgate Terrace to create an additional dozen apartments.
