Contractors have expressed their frustration to the Enquirer about a lack of materials getting through to projects.
While suppliers have also highlighted factories full of products sitting idle because other sites have stopped working.
One leading contractor said: “We are onsite with a major residential job but everything is being held up by a lack of supply of vital components like kitchen and vanity units.
“Our suppliers have stopped production of those and it brings a halt to the whole project.
“We just need a bit of joined-up thinking across the industry about how to keep our sites open in line with government instructions.”
Leading offsite producer Walker Modular Ltd is experiencing problems at the the other end of the supply chain.
Managing director Shane Walker said: “We have a factory full of bathroom pods and are ready and waiting to get them out there but a lot of the sites we usually supply have shut.
“Our production lines are still working and we are keen to help as many contractors as possible.”
