London housing association Network Homes has started the hunt for contractors to deliver its next-generation new-build housing framework.

A member of the G15 Group of London’s largest housing associations, Network Homes plans to build 5,000 new homes over the next five years in London and Hertfordshire.

At present, it has a secured development pipeline of around 2,500 homes based on strong relationships with Homes England, the GLA, and local authorities across its operational area.

More than 15 contractors will be fighting to renew their places including the likes of: Ardmore, Bouygues, Durkan, Henry Construction, Hill Partnerships, Keepmoat, Laing O’Rourke,  PDR, United Living, Vistry and Wates.

The framework agreement will be used for principal contractor services under JCT design and build contracts and construction management services.

Lot 1: Projects up to £10m – 6 firms – Up to £100m total value

Lot 2: £10m- £35m – 9-10 firms – Up to £300m

Lot 3: Over 35m – 9-10 firms – Up to £750m

Lot 4: Construction management (£5-£20m) – 5 firms – Up to £75m

Network Homes’ pipeline of development opportunities, contains schemes of varying scales.

These include small garage site redevelopments, neighbourhood-transforming regeneration schemes, land-led residential developments of 100 units+, and significant mixed-use schemes including a 575 unit residential-led development in Southall and a 1,600-unit placemaking scheme at Northwick Park.

It presently has 18 projects on site, with more due to commence in the coming months.

The majority of these projects are land-led, with the remainder being made up of S106 development agreements and package deals.

The framework can also be used for mixed-use developments, which may include commercial units.

Firms have until 13 July to submit PQQs found on the Delta E-sourcing portal. Shortlisted firms will be invited to submit bids in early August.
