Edinburgh-based property developer Kames Capital has lined up contractor PP O’Connor to demolish the Speakers House building at the 39 Deansgate site to make way for the 135,000 sq ft mixed-use office block.
Designed by architect Sheppard Robson, the building will provide 130,000 sq ft of ‘Grade A’ office space and 5,000 sq ft of retail space at ground floor.

The external design is of double-height bays of profiled metal piers and banding, which frames the full-height clear glazing.
The scheme is the first development within Manchester City Council’s Ramada Complex Strategic Regeneration Framework.
It is being designed to achieve a BREEAM Excellent rating. This includes a full life-cycle analysis on all building components to ensure they are responsibly sourced and utilise low carbon technology where possible.
