Westminster City Council is advancing plans for its flagship housing estate renewal project around Marylebone’s Church Street market area.

The council plans to redevelop three major sites to deliver over 1,100 new homes, of which at least 50% will be affordable.

This will involve full demolition of the massive Church Street estate neighbourhood, first identified in 2010 as one of the five priority estates for housing renewal.

Across all three sites, blocks containing around 400 homes will be demolished to make way for the scheme, which will also see improvements made to the historic market.

Westminster Council has just submitted revised outline plans for the area and detailed plans for site A phase one.

It has also started the hunt for a joint venture development partner to lead the project, estimated to be worth £250m – £280m.

Three estate sites to be redeveloped

The potential estimated value of all the sites under the planned future sites agreement has been estimated at nearly £600m, also comprising site B (£209m), site C (circa £102m) and market works (£4.5m).

Westminster Council has committed to self-fund the cost of construction of phase one, with subsequent phases negotiated as the regeneration scheme proceeds.
