Manchester £450m sci-tech and student scheme approved

Plans to build 1,800 student beds and more than 700,000 sq ft of life sciences workspace in Manchester have been given the nod by local planners.

The scheme which is being driven forward by a quartet of developers working together will transform Upper Brook Street in south east Manchester.

The ambitious Upper Brook Street development is split into two elements along a strip site.

Plot C to the south is being delivered by partner developers McLaren Property and Kadans Science Partner. This involves building two purpose-built student accommodation buildings of 9-storey and 23-storeys.

Adjacent to this will be a 9-storey building that will contain 216,000 sq ft of purpose-built technical real estate space.

Another developer pairing between Property Alliance Group and Moda Living is planning the bigger element on plots A and B. This received planning and will deliver a mix of life science and student rooms.

Northern element of site will consist of six buildings

These partners plan to build 550,000 sq ft of life science floorspace and 983 student beds, along with new community facilities.

This will be spread over three buildings of 12/14/29 storeys and three 5/7/9 storey buildings for Science and Innovation uses.

Both sets of developers are now aiming to start work in the spring promising a huge boost to activity for up to seven years across the development site.

The plans will open up Upper Brook Street, connecting the separate sites, to create a new district with a brand new public square at its heart, providing more than two acres of new public realm and vital green amenity space.
