Clarion set to tender £79m Kirkstall Road Phase 2

Clarion Housing Group is gearing up to bid the next major phase of its flagship Kirkstall Road scheme in Leeds, with a £79m design and build job going out to tender next month.

The development arm Latimer is looking for a principal contractor to deliver 372 homes across Blocks 1 and 3 of the Dyecoats Phase 2 scheme.

A preliminary market engagement is under way, with expressions of interest due by 29 May ahead of a full tender launch on 2 June.

The new contract will run from September 2025.

Phase 1 of the 1,600-home masterplan is already under construction, being delivered by Graham under a £100m contract. This first phase is set to deliver 434 homes, including 100 for social rent and 138 for shared ownership.

1,400-home Kirkstall Road development to the west of Leeds city centre

The wider site, previously home to industrial buildings, is being transformed into a new riverside neighbourhood. It includes plans for a food hall, riverside public realm, play areas and a new bridge linking across the River Aire to Otter Island.
