Russell WBHO lands £25m Oldham industrial deal

Developer Langtree has agreed a funding deal for the next phase of its Hollinwood Junction project in Oldham and signed a £25m construction contract to kick-off building work.

Industrial investor Indurent will fund the scheme which is being delivered in partnership with Oldham Council.

Manchester-based main contractor Russell WBHO has been signed-up to start this month at the site which will deliver 13 high quality industrial units providing a total of 192,000 sq ft of distribution and manufacturing space.

Work on the first phase is expected to last until July 2026.

Josh Downes, executive director – development at Langtree said: “This is a high-quality scheme and we’re pleased to partner with Indurent and Russell WBHO to secure its delivery and provide a timely boost to Oldham’s continued economic growth.

“It is great to return such a blighted brownfield site to productive use and finally be able to share the completion timeline with the market.  It’s a prime site and we expect demand for the units to be high.”

The site is adjacent to Junction 22 of the M60 Motorway, southwest of Oldham town centre, and is a key plank in the local council’s ambitions to attract new employers to the area.

Chris Harper pre-construction director at Russell WBHO said: “This contract builds on our extensive industrial portfolio and our experience in delivering high-quality industrial developments with strong sustainability credentials.  We’ll be implementing materials, construction methods, and operational systems to achieve a BREEAM excellent rating.

“The development will deliver meaningful change for Oldham, and we’re pleased to support that by using a local supply chain to help deliver the project.  We’re mobilising our team now, so the benefits of this commitment start flowing immediately.”

The properties will be accessed by the recently constructed highway roundabout on Albert Street which services the successful Costa drive-through developed by Langtree in an earlier phase, as well as the new Lidl store which is currently under construction.
