Guinness opens bidding on £250m remediation framework

The Guinness Partnership has launched a £250m framework to fast-track building safety upgrades across residential and mixed-use schemes nationwide.

Delivered in partnership with ProcurePublic, the four-year deal will support both planned and emergency remediation works.

Up to 25 contractors will be appointed to carry out cladding removal, fire compartmentation, fire door installs, suppression systems, and structural repairs.

The scope also includes façade and roof refurbishments, balcony works, ventilation upgrades, M&E compliance, and intrusive surveys.

The framework is open to all UK public sector bodies and encourages bids from SMEs, tier 1s and regional specialists. A dynamic filtering system allows contractors to target projects by location, scope, and value to suit their capabilities.

Mini competition for first two reclad jobs


Guinness Partnership is running two mini competitions alongside the main framework tender.

  • Central West, London – a 7-storey, 69-apartment residential block at 320 Ruislip Road, Greenford, Ealing.

New render and timber cladding systems, aluminium spandrel panels, compliant fire barriers, fire stops, and replacement of all external residential doors and windows.

  • Cooper House, Manchester – a residential tower at 59–61 Booth Street West, Manchester.

Removal of the existing Trespa cladding and installation of RockPanel cladding and PermaRock soffit render systems, replacement of spandrel panels, updated fire stopping, and relocation of services within access walkways and balconies.

Contracts will be awarded via direct call-off or mini-competition, with a 60/40 quality-to-cost split. A supplier fee of up to 2% will apply, based on invoice value and payable within 37 days.

Bidders have until 12 August to submit tenders, with awards expected by 15 September. The framework will run until 2029. All documentation is available via ProcurePublic’s online portal.
