Development Securities plans to start work on its flagship £230m Hammermith Grove office scheme shortly.

Unveiling its half year results, the developer said it intended to move forward with several schemes after the company’s busiest period of acquisitions in 15 years.

Chairman David Jenkins said: “We anticipate a full planning consent imminently.

“We are in advanced negotiations for institutional forward-funding of the development, and expect to commence works on site in the second half of 2011.”

The mixed office and retail scheme will be built speculatively as two office buildings, as well as restaurants, cafés and new public realm.

The majority of other new development activity remains focussed on outer London districts like Greenwich, Ilford, Abbey Wood, Hayes, Kensington Church Street and Westminster.

    Development Secs pipeline

    Greenwich: secured a resolution to grant planning consent for a new, sustainable and mixed-use community development to comprise residential, student apartments and a hotel alongside extensive community infrastructure. The Section 106 agreement is under negotiation.

    Abbey Wood: Secured a 3.7 acre site in close proximity to the Abbey Wood Cross Rail Station, also in South East London, and simultaneously entered into a joint venture agreement with a neighbouring land owner to develop our combined nine acres of land for a mixed-use project.

    Hayes: With joint venture partner Cathedral Group, bought a 17 acre partially developed and partially derelict business park site to be transformed into a mixed-use scheme led by residential and office uses.

    Ilford: Bought an office property which has options for a food anchored, mixed-use project.

    Central London Bought a one acre office and retail block on Kensington Church Street, Notting Hill. Options under consideration range from a refurbishment of the existing office tower to a comprehensive mixed-use development.

    Hale Barns in Manchester:Obtained planning consent for retail and residential scheme and secured Booths as the anchor for a 30,000 sq. ft. food store.

    Lichfield, Staffordshire: Entered 50/50 partnership to develop a 395,000sq ft mixed-use complex with the new Friarsgate Shopping Centre at its core, with practical completion anticipated in 2014.
