Green light for £40m Tower Bridge zero C office retrofit

Developer FORE Partnership has got the planning green light for a deep retrofit of a five-storey office block next to London’s Tower Bridge to create zero carbon operating offices.

The 110,000 sq ft project located next to the south side of the iconic bridge will create one of UK’s most sustainable offices.

FORE acquired the 68,000 sq ft building for £51m in July 2018 and is partnering with development manager Landid.

The firm will preserve the embodied carbon in the concrete frame, stripping everything else away.

Two floors will then be added, with a third additional floor set back from Tower Bridge to create a terrace and club room.

A key part of the strategy for the building is to create space where local social enterprises and community groups can come together with tenants.

The ground floor will incorporate multi-use space for events and town hall-style meetings.

FORE has committed to making this space available for community uses free of charge for one-third of the year or around 30 hours per week.

The developer is targeting BREEAM ‘Outstanding’ and EPC A ratings for the building, designed by Stiff + Trevillion, which will make it one of the UK’s greenest offices.

It is also targeting the highest rating of the internationally recognised WELL Building Standard certification, which would put it among around 20 buildings around the world to achieve Platinum certification.

Lance Routh, Director at Stiff + Trevillion, said: “The retention of the existing concrete frame keeps the embodied carbon in the structure, and the deep retrofit will create a building that is future-proofed for the next generation, with industry-leading standards in sustainability, social impact, digital connectivity, and wellness.”
