New “smart home” developer buys offsite business

A new “smart home” developer has acquired offsite manufacturer Lesko Modular to kick-start its construction plans.

Impact Capital Group has been launched by property experts Robert Whitton and Nick Shattock  to deliver  local smart home neighbourhood developments and regional regeneration schemes.

Its first development will be Rom Valley in Romford, Essex, on a site acquired for £16m and a gross development value of £350m.

Whitton said: “Our vision is to create a sustainable housing model which will help to revive underutilised sites in Britain’s cities and towns.

“We are ripping up the rule book, and combining smart technology, innovative design and precision engineering to produce the sustainable and affordable buildings of the future.

Shattock added: “Regeneration of major sites has been held back by the absence of modern methods of production.

“Construction price fixing will be earlier, a tighter construction team can be created and delivery on site will be so much faster.

“Owning a modular production capacity allows us to create the synergy of a bespoke product and the certainty of pipeline that has held back several other modular businesses.

“We will also become a construction manager, capturing more of the value chain, with increased margins from on site efficiency and standardisation, assuring greater quality and less waste.”

Lesko Modular has two factories in Peterborough with a capacity for building 1,500 modules per year.

It was formed in August 2017 by Paul Pleszko and his son James, who remains CEO of Impact’s modular arm.

Lesko remains operational during the coronavirus pandemic and has recently started projects for a regional NHS Trust and Bristol City Council to deliver urgent key worker accommodation.
