Firms called up for East London £1.3bn housing estates renewal

East London’s Barking and Dagenham council is calling up firms to bid for places on its ambitious estate renewal plans.

The council is conducting several large estate regenerations that involve demolition of existing housing blocks and the construction of around 4,000 replacement homes, along with community and retail space and provision of enhanced public realm.

The plans include the fourth phase of the 1960s Gascoigne estate transformation into a modern, environmentally friendly community.

Wates and Willmott Dixon have delivered earlier phases of the vast estate rebuild.

Gascoigne East – Phase 4 is a £160m development to provide 474 new homes across five blocks, along with public realm open space and infrastructure providing green social areas for residents.

A key aspect of this development will be its sustainable and cycle-friendly credentials, with a targeted 40% cut in CO2 emissions from energy produced by the homes against what normally would be expected by Building Regulations thanks to an array of rooftop photovoltaic cells and connection to the district heating system. There are also plans for over 1,000 cycle parking spaces.

The other major scheme in the pipeline is phase 2 and 3 of the Marks Gate Estate project as part of the Padnall Lake development positioned on the land alongside the A12.

The development will consist of 300 energy efficient, affordable homes with a sustainable power source, built using modern construction methods to reduce disturbance and improve sustainability.

Barking regeneration company Be First said other large schemes are set to be added to the regeneration pipeline over the course of the framework agreement.
