Plans to build a £3bn next-generation AI-training data centre have been submitted to North Lincolnshire Council.

The 3.3m sq ft hyperscale scheme will be built on land by the A160 near South Killingholme and would rank as one of Europe’s largest data centres.

The total construction cost for the completed data centre will depend on the precise specification but is likely to range from a minimum £2.2bn to well over £3bn.

Cost breakdown


  • Land and building shell (15% to 20%): covering building shell, raised floor.
  • Electrical systems (40% to 45%): covering electrical backup generators, batteries, power distribution units, uninterruptible power supply, switchgear/transformers.
  • HVAC/mechanical/cooling systems (15% to 20%): covering computer room air conditioners, air handlers, air cooled chillers, chilled water storage and pipes.
  • Building fit-out (20% to 25%): covering lobby/ entrance, meet-me room, shipping & receiving area.

If the whole project is built out over a three to four-year period, the project would support at least 2,500 to 3,500 construction jobs a year on and off-site.

The Humber Tech Park data centre would provide an IT Load of up to 384MW and consist of three major buildings.

This new type of data centre is designed to “train” Artificial Intelligence models requiring very high levels of computing and power capacity.

To take advantage of the excess waste heat from the data centre, it is proposed to construct a 300,000 sq ft glass house within the landscaped site to grow commercial tomato crops achieving £3.5m in sales a year.

A number of underground gas pipelines, a water pipeline and Hornsea One Wind Farm Export Cable cross the eastern part of the greenfield site.
