The London Borough of Newham has appointed the professional team to advance the first major new-build phase of the £1bn Carpenter Estate regeneration.

Populo Living, Newham’s wholly owned housing company, has appointed architect Hawkins\Brown for Phase 2 of the Carpenters Estate Regeneration, known as the Lund Quarter.

The Lund Quarter is the first new-build section of the 15-year masterplan. It will provide up to 500 new homes, including the renovation of the existing Lund Point tower, as well as commercial space and extensive public realm.

Stratford Carpenters Estate masterplan involves building over 2,000 new homes

The firm will lead a design consortium that includes Bell Phillips, Fisher Cheng and Grant Associates.

Other core appointments include Pell Frischmann for structures and civil engineering services, Aecom for sustainability and MEP, Pillar as the project management specialists and Cumming Group as cost managers.

The process of developing a detailed design is now underway with the aim of submitting a detailed planning application for Phase 2 to build upon the outline application in Autumn 2025.

The 28-acre estate is located next to Stratford station and Westfield Stratford City. First built in the 1960s, it’s been the subject of several stalled attempts to redevelop it.

Nick Clough, Carpenters Project Director at Populo Living said: “We welcome Hawkins\Brown and the suite of outstanding companies to the Carpenters’ team.

“The tenant-led Masterplan sets the agenda for over 2,200 greener and beautiful new homes that many more Newham residents will call home.

“Phase 2 – Lund Quarter, will be transformational for the estate and set out new homes, streets and public space for the existing community to move to, making way for the delivery of the rest of the masterplan.”
