Plans for the wholesale redevelopment of the 6.4ha site will now be lodged in the New Year promising what is expected to be a 10-year-long building programme.

Solihull Council chose Muse as the preferred development partner for this project last year and has now approved its ambitious plans to redevelop the site.

The mixed-use scheme will include an improved retail offer, new public spaces, leisure facilities and up to 1,600 homes.

Transformation plan includes a central square and 10,000 sq m of shops, bars, cafes, and restaurants

Subject to planning, the first phase of long-term redevelopment could get underway as early as Autumn 2025.

This initial phase will focus on the redevelopment of the vacant House of Fraser building and is unlikely to directly impact any of the businesses or retailers currently trading in Mell Square.

Cllr Ian Courts, Leader of Solihull Council, said:”This is really great news for Solihull and the future of our town centre.

“This Development Agreement means that we are entering a crucial phase of the regeneration. With Muse’s expertise as a nationwide developer, I am confident that we can reinvigorate Mell Square to enhance Solihull town centre’s existing retail offer, visitor attractions and diversify the night-time economy.”

Maggie Grogan, Managing Director – Midlands at Muse, said: “The regeneration of Mell Square is a unique opportunity to respond to the changing demands on Solihull town centre.

“Our vision could deliver a bold mixed-use neighbourhood with new evening and night-time uses, alongside new homes and public spaces.”
