Under a construction management agreement, McLaren will deliver the 2,400-bed campus for site workers, hailed as setting new standards in site accommodation.

The scheme will see 16 residential blocks of three and four storeys built to house the incoming workforce.

Each building will be laid out in an east-west orientation and contain single-occupancy living units, each with its own ensuite, kitchenette, wardrobe, desk and TV.

Every floor will house around 40 rooms accessed via a central corridor, with shared services cupboards providing hot water, power and waste distribution. Eight accessible rooms will be included in each three-storey block.

Key packages for the building job are coming out to tender with foundations work slated to start in the Autumn.

Package Breakdown
Package Value (ex VAT) Contract Start
Foundations £5m–£10m September 2025
Steel Frame £30m–£40m December 2025
Facades £20m–£30m February 2026
Bathroom Pods £5m–£10m January 2026
Roofing £10m–£20m February 2026

The campus will rise on the western edge of the Temporary Construction Area, near Leiston, where advanced works and site preparation are already underway.

Archaeology, ecology and earthworks are in progress ahead of full build-out.

Damian Leydon, site delivery director at Sizewell C, said: “It’s going to house about 2,400 workers – and it will be much more than just a place where the team sleep after work.

“We’re building a home away from home, somewhere the team can rest, recharge and be part of a community. A variety of amenities including a well-equipped gym and sports facilities, on-site restaurant and outdoor gardens, as well as a campus shop.”

The project forms part of the main campus strategy for Sizewell C and aims to provide high-quality welfare facilities during the peak construction phase of the nuclear plant.
