House building finally to start at vast Ebbsfleet quarry site

Developer Land Securities has struck a deal with house builder Ward Homes to start building the first homes at its Ebbsfleet Valley former quarry site.

The vast 269 hectare Eastern Quarry development will see 6,250 homes, three primary schools, a secondary school and a health and social care centre built eventually.

Under the deal to transfer 150 plots to Ward, the developer will start enabling infrastructure work in the summer with  house building to begin in the Autumn.

Emma Cariaga, development director at Land Securities, said: “We are delighted to have exchanged contracts with Ward Homes which enables the first stage of our redevelopment in the area.

“This marks the start of an exciting regeneration of the area, which will bring new homes and businesses to the Ebbsfleet Valley region.

“It represents a significant step forward in relation to the Government’s desire to see economic growth and housing delivery in Kent Thameside.”

Mark Bailey, managing director at Ward Homes, said: “Ward Homes is proud that our local Kent brand was selected as the most appropriate to launch this prestigious site.”

Eastern Quarry forms part of the Kent Thameside development of about 22,500 homes, to be built over the next 20 years.

The whole development plan was stalled over section 106 agreements. A breakthrough came after Land Securities’ contribution to road improvements was cut from £40m to £25m with the help of Government.

Its contribution will be paid to Kent, Dartford and Gravesham councils in several instalments rather than upfront as first demanded.

The Department for Transport will pick up the bill for several major junction improvements, with local councils contributing to other costs.
