The six-storey block in Magdalen Street covers around 13,000 sq m and will be stripped back and reconfigured to create a multi-occupancy life sciences hub.
The redevelopment of the prominent city centre site is the first scheme to be advanced by the Crown Estate following a link up with Oxford Science Enterprises and Pioneer Group to provide needed science, technology and innovation workspace in the region.
Works will include major structural alterations such as new cores, mezzanine levels and atrium adjustments, alongside a complete MEP replacement and full fit-out of the upper floors.
Basement and roof areas will also be refurbished. Shops at basement and ground floor will stay open throughout construction.
The project is due to run from February 2026 to October 2028, with contractors facing a tight deadline of 21 August 2025 to request participate.
A shortlist of up to five firms will be drawn from the PQQ stage, before a full ITT and interviews early next year. The contract will then move into preconstruction services before execution of the full design-and-build package.

Emails should include ‘Request to Participate’ in the subject line and include the full, registered name of the bidding organisation.
Upon receipt firms will receive an email confirming that a request has been received and the organisation has been registered.
