Developer Allied London is behind the plan to replace a stalled scheme at the site that never got off the ground.
The proposed One Castlefield development would see a 46-storey tower and an adjoining eight-storey block rise on Ellesmere Street, plugging the final gap in the wider St George’s regeneration masterplan.
Acting for investor Chatha Capital, Allied London has launched a public consultation on the project ahead of submitting a planning application.
The scheme revives a site that has sat empty since demolition works were completed following the collapse of an earlier £75m, 419-home development promoted by DeTrafford.
Architect Denton Corker Marshall has redesigned the project, boosting housing numbers by more than 40% to deliver 593 flats across the two buildings.
The tower would contain 436 homes while a lower-rise block would provide a further 157 flats.
Most of the homes would be one and two-bedroom flats, although the scheme also includes a smaller number of three and four-bedroom family-sized properties.
Gary Mather, development director at Allied London, said: “One Castlefield represents an opportunity to bring a long-vacant brownfield site back into productive use and complete the final undeveloped parcel within the wider St George’s regeneration masterplan.”
Following consultation, Allied London intends to submit plans to Manchester City Council later this year.
