Fast-track for next wave of Olympic Park villages

The London Legacy Development Corporation has started hunting for a development partner for the next phase of new neighbourhoods on Queen Elizabeth Olympic Park.

The neighbourhoods of East Wick and Sweetwater will consist of up to 1,500 new homes, including much-needed private rented housing and affordable homes.

The Legacy Corporation wants to fast-track plans with the first residents moving in at the end of 2016 with the villages finished in 2023 – six years ahead of the original masterplan.

The western development areas will include employment space, two new primary schools, nurseries and a health centre.

In total, five new park villages are planned to build up to 6,800 homes.

The call for developers for East Wick and Sweetwater follows Taylor Wimpey’s submission of the reserved matters planning application for the first phase of homes to be built at Chobham Manor to start in 2014 – the first neighbourhood to be built on the Park.

Boris Johnson, Mayor of London, said: “The development of East Wick and Sweetwater offers a tremendous opportunity for developers to be part of London’s historic Olympic site.

“There’s a huge need for more homes in the capital and this pressure will only increase as the city grows. That’s why we have found a way to accelerate the delivery of these two neighbourhoods to help people get into the homes they want more quickly.”

The development partner could be a developer or consortium between developers, house builders, contractors, investors, Registered Providers and/or specialist private rented housing providers.

East Wick

  • Up to 870 new homes
  • Located in the north-west of the Park next to Hackney Wick and iCITY
  • Townhouses, mews, studios and flats
  • New primary school and two new nurseries
  • Floor space will consist of up to:
    – 91,000sqm residential
  • – 5,300sqm employment

    – 5,600sqm community

    – 4,700sqm retail and leisure

Sweetwater

  • Up to 650 new homes
  • Located on the western edge of the Park near Old Ford and the Copper Box Arena
  • Studios, flats and family homes with private gardens
  • New primary school and two new nurseries and a health centre
  • Floor space will consist of up to:
    – 67,700sqm residential
  • – 1,000sqm employment

    – 8,400sqm community

    – 2,500sqm retail
