Finance sealed for next-generation London office job

Dutch developer Edge has teamed up with the real estate arm of Goldman Sachs to develop a 27-storey ‘next generation’ green office building next to London Bridge Station.

Goldman Sachs is investing an undisclosed sum for a 75% stake in the Edge London Bridge office tower project.

Construction is now scheduled to start later this year with completion expected in mid-2025.

Designed by architect Pilbrow & Partners, it is claimed it will be London’s most sustainable high-rise office achieving both BREEAM Outstanding and WELL Platinum accreditations.

The 260,000 sq ft office project will be built at 60–68 St Thomas Street on the site of Beckett House and will form part of an emerging cluster of buildings around the Shard.

The project will incorporate a new public park with landscaping right next to the building.

The park connects to the open base of the building which marks a significant departure from the standard London office.

A striking wooden staircase will dominate the triple-height entrance area, leading to an auditorium, which can be used by both the building users and the local community.

The new smart building will feature a high-volume underfloor ventilation system to deliver fresh air to the office floors, washing out pollutants from bottom to top.

In addition to mechanical ventilation, the building has been designed with perimeter openings at each floor to allow further natural ventilation.

Radiant ceiling panels also fitted with lights will provide heating and cooling to the floors.

Gardiner & Theobald is providing project and cost management and Atlier 10 M&E design for the office job which is due to open in 2025.
