Under the new approach, successful contractors will see residents given more say in influencing and policing their performance.
The council will create a residents monitoring board to keep track of performance, increasing post-work inspections and strengthened provisions to terminate contracts if necessary.
Lambeth will also create a small, specialist in-house maintenance team to focus on communal repairs in council blocks.
Around nine firms presently work for the council, including Mears, Engie, Mitie, T Brown and lift experts Apex and Precision.
Lambeth has formally started the contest for its new line-up of partner contractors to undertake general repairs and maintenance works to its 34,000 council-owned homes.
The works also include mechanical and engineering services and works to void properties.
Lambeth’s framework will be divided into several service and geographical lots. Each contract will be for six years with two possible extensions of four years each.

Interested firms have until 10 January to complete prequalification questionnaires, with shortlisted firms invited to tender on 24 January.
